<section><p class="heading jdMain">Job Description</p><p class="heading">Roles & Responsibilities</p><div class="paragraph"><p><b>Job Description</b></p><p><b>Responsibilities</b></p><p>Credit Assessment and Risk Management:</p><p>· Evaluate the creditworthiness of potential clients, including corporate clients, travel agents, and groups.</p><p>· Review and approve credit applications, ensuring they meet the hotel’s credit policy.</p><p>· Analyze customer financial history and determine appropriate credit limits for each account.</p><p>· Regularly monitor and assess accounts to identify and mitigate potential credit risks.</p><p>Accounts Receivable Management:</p><p>· Oversee the management of accounts receivable, ensuring that all invoices are sent promptly and payments are collected on time.</p><p>· Follow up on outstanding accounts and overdue payments to ensure timely resolution.</p><p>· Manage aging reports and work proactively to reduce overdue accounts and minimize bad debt.</p><p>· Ensure that all payments are posted correctly and accurately in the hotel’s financial systems.</p><p>Credit Policy Enforcement:</p><p>· Ensure that all credit policies are adhered to by guests, corporate clients, travel agencies, and other stakeholders.</p><p>· Monitor and enforce the hotel’s credit terms, ensuring that clients’ credit limits and payment terms are respected.</p><p>· Approve or decline requests for extended credit or credit extensions in line with hotel policy.</p><p>Collections and Dispute Resolution:</p><p>· Lead and manage the collections process, working with customers to ensure timely and full payment.</p><p>· Address and resolve disputes or issues related to billing, credit terms, and payment discrepancies.</p><p>· Negotiate payment arrangements with clients who may be facing financial difficulties.</p><p>· Work wth the legal department or external collections agencies when necessary to recover overdue payments.</p><p>Reporting and Financial Analysis:</p><p>· Prepare and submit regular reports on accounts receivable, aging balances, collections progress, and credit risk to senior management.</p><p>· Provide recommendations on improving cash flow, reducing overdue accounts, and optimizing the credit control process.</p><p>· Assist in preparing financial statements by ensuring all receivables are accounted for and accurately reported.</p><p>Team Leadership and Supervision:</p><p>· Supervise and train the accounts receivable and credit team to ensure efficient operations.</p><p>· Provide guidance on credit management best practices, improving team performance and reducing errors.</p><p>· Foster a collaborative and effective working environment within the credit and finance departments.</p><p>Internal and External Coordination:</p><p>· Coordinate with sales, reservations, and front office departments to ensure accurate billing and timely payment processing.</p><p>· Work closely with the finance department to ensure proper cash flow management and adherence to budgets.</p><p>· Communicate effectively with clients, internal teams, and other stakeholders to address credit-related issues.</p><p>Compliance and Documentation:</p><p>· Ensure compliance with all applicable regulations, industry standards, and internal policies concerning credit management.</p><p>· Maintain accurate records of all credit agreements, transactions, and payment history.</p><p>· Ensure proper filing and documentation of all credit-related documents for auditing purposes.</p><p>Additional Responsibilities:</p><p>· Perform any other duties or responsibilities as assigned by management to support the effective operation of the department and the broader goals of the property.</p><p>People & Culture</p><p>Employee Relations</p><p>· Foster a positive and structured work environment which encourages the successful operation of the business, calling upon the necessary processes to deal with disciplinary, grievance and workforce change situations.</p><p>· Work alongside with the People & Culture leader to investigate, document and administer corrective action immediately and effectively to reach the mutual goals of the business and the Heartist.</p><p>Recruitment</p><p>· Hire new Heartists in conjunction with the People & Culture Leader through INES.</p><p>· Use the interview guides provided and Talent Meter to gain further information on any potential candidate.</p><p>Employee Engagement and Communications</p><p>· Strive to increase Heartist engagement by promoting a positive work environment where each Heartist is informed and proactive about the overall business goals. Ensure the consistent delivery of business and associate information with transparency so that each Heartist understands how they contribute to the company’s success. This will include working on the Employee Engagement Survey (EES) and People & Culture Audit. <h4>Overview of the role</h4>
<p>The Assistant Manager – Service Charge & Cost Allocation is the end-to-end owner of service charge governance, cost allocation integrity, and recoverability across Cairo Festival City’s residential, commercial, and retail (mall) assets.</p>
<p>The role has full accountability for designing and implementing the service charge framework from scratch, ensuring best-in-class practice in Egypt, compliance with local regulations, contractual requirements, and Al-Futtaim governance standards.</p>
<p>As the subject-matter expert on service charge economics, the role ensures that operating costs, shared services, intercompany allocations, and qualifying Capex are accurately classified, transparently allocated, fully substantiated, and appropriately funded through service charge collections and reserves.</p>
<p>The position partners closely with Asset Management, Property Management, Credit Control, Legal, Development, Shared Services Finance, Regional Finance, Internal Audit, and External Audit, acting as the single point of accountability for service charge accuracy, auditability, and dispute resolution.</p>
<h4>What you will do</h4>
<strong>Service charge framework & governance</strong><br>
<li>Design, implement, and govern the end-to-end service charge framework across residential, commercial, and retail assets.</li>
<li>Establish service charge policies, methodologies, and allocation principles in line with regulations, contractual terms, and market best practices.</li>
<li>Define and enforce cost classification (service charge vs. company expense vs. Capex).</li>
<li>Act as the key point of contact for all service charge governance matters.</li>
<strong>Cost allocation & recoverability</strong><br>
<li>Ensure accurate and transparent allocation of service charge expenses across assets, buildings, and units.</li>
<li>Review and validate shared services, regional, and intercompany cost allocations.</li>
<li>Ensure all allocated costs are appropriate, recoverable, and contractually compliant.</li>
<strong>Capex, reserves & maintenance deposits</strong><br>
<li>Oversee Capex-related allocations within the service charge framework.</li>
<li>Ensure proper reserve planning and management of maintenance deposits.</li>
<strong>Collections & dispute resolution</strong><br>
<li>Collaborate with Credit Control to support collections and improve recovery rates.</li>
<li>Support the resolution of tenant and customer disputes through clear and well-supported reconciliations.</li>
<strong>Business partnering & advisory</strong><br>
<li>Review and classify business costs appropriately (service charge, company expense, or Capex).</li>
<li>Act as a finance partner to Asset Management, Property Management, and Finance teams, providing guidance on service charge strategy and risks.</li>
<strong>Intercompany reconciliations & governance</strong><br>
<li>Manage and oversee intercompany reconciliations across local and international entities.</li>
<li>Ensure timely settlement of intercompany balances in line with agreed terms.</li>
<li>Implement and maintain controls to ensure accuracy, completeness, and compliance with group policies.</li>
<li>Liaise with relevant stakeholders to resolve discrepancies and ensure proper documentation and approvals.</li>
<h4>Required skills to be successful</h4>
<li>Minimum 5-7+ years of finance experience, with significant exposure to real estate service charges, property management, or facilities management.</li>
<li>Proven experience setting up service charge processes from scratch in a complex, multi-asset environment.</li>
<h4>What equips you for the role</h4>
<li>Bachelor’s degree in Accounting, Finance, or Commerce.</li>
<li>Professional qualification (ACCA, CPA, CA, CMA, CIMA) is preferred.</li>
<li>Strong knowledge of service charge accounting, cost allocation methodologies, and Egyptian real estate regulations.</li>
