<p><strong>Job Description: Maintenance Manager</strong></p><p><strong>1. Job Summary</strong></p><p>The Maintenance Manager is responsible for overseeing all technical, corrective, and preventive maintenance operations across the resort's. This role requires leading multi-disciplinary teams—including plumbers, electricians, painters, and pool technicians—to ensure all public amenities and private units are maintained to the highest standards.</p><p></p><p><strong>3. Key Responsibilities & Duties</strong></p><p><strong>Team Leadership & Operations Management</strong></p><ul><li><p><strong>Cross-Functional Supervision:</strong> Lead, mentor, and supervise in-house teams and contractors specializing in plumbing, electrical works, pool maintenance, painting, and basic civil works (masonry/plastering).</p></li><li><p><strong>Workforce Planning:</strong> Assign daily tasks, schedule shifts, and ensure adequate coverage for emergency and routine maintenance requests.</p></li><li><p><strong>Quality Control:</strong> Inspect completed work to ensure it meets safety standards, company guidelines, and aesthetic expectations.</p></li></ul><p><strong>Technical Oversight & Maintenance Scope</strong></p><ul><li><p><strong>Plumbing & Electrical:</strong> Oversee the diagnosis and repair of internal and external plumbing and electrical systems for both common areas and private residential units.</p></li><li><p><strong>Swimming Pool Management:</strong> Ensure pool maintenance teams maintain proper chemical balance, cleanliness, filtration systems, and compliance with health and safety regulations.</p></li><li><p><strong>General Repairs & Finishing:</strong> Manage minor civil works, including plastering, painting, woodwork repairs, and general handyman tasks.</p></li><li><p><strong>Preventive Maintenance:</strong> Implement a proactive maintenance schedule for community facilities to minimize unexpected breakdowns</p></li></ul><p><strong>Resident Relations</strong></p><ul><li><p><strong>Complaint Resolution:</strong> Act as the primary escalation point for resident maintenance issues, ensuring complaints regarding plumbing, electricity, pools, or finishing are handled with a high level of customer service.</p></li></ul><p><strong>4. Requirements & Qualifications</strong></p><ul><li><p><strong>Education:</strong> Bachelor’s degree in Engineering (Mechanical, Electrical, or Civil) or a related technical field.</p></li><li><p><strong>Experience:</strong> Minimum of 3 to 8 years of experience in facility management, hospitality, or residential compounds, with at least 3 years in a managerial role.</p></li><li><p><strong>Technical Skills:</strong> Hands-on knowledge of MEP (Mechanical, Electrical, Plumbing) systems, pool filtration, and general building finishes.</p></li><li><p><strong>Soft Skills:</strong> Strong leadership, problem-solving abilities, excellent communication and customer service skills, and crisis management.</p></li><li><p><strong>Language:</strong> Proficiency in Arabic and English.</p></li></ul><p></p><p><strong>Requirements</strong></p><p></p><p></p>
<p><i> Site Management duty for External Doors, Windows and Curtain Walls:</i></p><p><i> 1.Strong sense of responsibility for the position;</i></p><p><i> 2.Possess solid capabilities in on-site construction organization and management. </i></p><p><i>3.Familiar with the full-cycle procedures of project approval, inspection & acceptance and settlement documentation;</i></p><p><i> 4.Familiar with the procurement and fabrication lead times of door & window materials as well as construction procedures; proficient in preparing material delivery schedules and site construction plans.</i></p><p><i> 5.Capable to independently inspect the progress and interface conditions of civil and interior finishing working areas, and arrange the entry time of materials and construction personnel autonomously. </i></p><p><i>6.Capable of identifying quality defects during door, window and curtain wall installation, and guiding installation workers to implement effective rectification. </i></p><p><i>7.Familiar with the material characteristics of doors, windows and curtain walls. Capable of reasonably arranging manpower schedule and material supply progress according to on-site consumption demand. </i></p><p><i>8.Possess basic engineering survey knowledge and capable of guiding on-site layout and setting-out works for curtain walls, doors and windows. </i></p><p><i>9.Capable of formulating construction methodology based on site conditions, selecting appropriate construction machinery and tools, and coordinating with the general contractor to arrange feasible construction supporting measures.</i></p><p><i> 10.Strong cost-control awareness. Experienced in preparing, applying for, tracking and approving on-site variation orders and site claims for extra-scope works, as well as supervising on-site implementation and final settlement. 11.Technical Approval & Document Management </i></p><p><i>Verify construction drawings, node details and reserved opening dimensions for external doors, windows and curtain walls. Collect written confirmation of opening dimensions and construction schemes from architects and consultants.</i></p><p><i> Manage material sample submission, including aluminium sections, glazing, hardware and accessories. Organize third-party performance tests (wind load, water tightness, air tightness) in accordance with project specifications and standards, and submit test reports for consultant approval. </i></p><p><i>Update and archive all technical documents, compliance sheets, inspection records and approval certificates to ensure full traceability. </i></p><p><i>12. Production & Delivery Schedule Control </i></p><p><i>Formulate overall production and delivery plans, and confirm the scheduled arrival date of profile frames, glazing units and door leaves. Track factory production progress and update on-site material status (delivered / pending). Strictly implement pre-order management. No formal production arrangement shall be conducted before the confirmation of opening dimensions, construction schemes and unit prices. </i></p><p><i>Coordinate factory rework and solve quality abnormalities such as profile deviation and glazing defects to avoid on-site construction delay. </i></p><p><i>13. On-site Construction & Coordination </i></p><p><i>Check the completion status of civil works including corridor floor and wall structure, and confirm valid working faces before installation. </i></p><p><i>Coordinate cross construction with civil, MEP and decoration teams to avoid working conflicts. Conduct technical disclosure for installation teams on assembly, sealing, waterproofing and finished product protection. </i></p><p><i>Manage on-site material storage, protection and inventory accounts to reduce damage and waste of profiles, glass and hardware. </i></p><p><i>14. Submission & Change Management </i></p><p><i>Be responsible for all site submission procedures, including material inspection, sample approval and concealed work inspection. Resubmit and rectify documents promptly for disqualified comments from consultants.</i></p><p><i> Follow up design changes and new items (e.g. new bathroom openings). Complete dimension re-measurement, scheme adjustment and written confirmation before updating production arrangements. </i></p><p><i>Maintain daily communication with the Project Performance Department, architects and consultants to synchronize progress, risks and required confirmations. </i></p><p><i>15. Quality, Safety & Cost Control </i></p><p><i>Carry out full-process quality inspection for factory prefabrication, material delivery and on-site installation to guarantee installation accuracy, sealing performance and door leaf operation quality. </i></p><p><i>Supervise on-site construction safety, eliminate hidden dangers in hoisting, material stacking and field operation. Optimize material procurement quantity, control construction loss, and record abnormal waste for cost management.</i></p><p><i> 16. Data Filing & Project Closing </i></p><p><i>Establish standardized ledgers for opening confirmation, sample testing, material delivery, production schedule, design changes and inspection submission.</i></p><p><i> Sort out complete as-built documents, cooperate with project final inspection and settlement, and close all pending technical and approval issues.</i></p><p><i> Personal Protective Equipment </i></p><p><i>Correctly wear qualified PPE such as hard hats, work uniforms, safety shoes, etc. For special tasks, additionally equip with safety goggles, earplugs, safety harnesses, etc. </i></p><p><i>Safety Management </i></p><p><i>Implement safety regulations, stop violations, identify site risks, and supervise corrective actions.</i></p>
