Making sure that the fraud losses are kept at the levels defined by the business and card Schemes. Responsible to detect, prevent, investigate and recover fraud losses. Ensure following the approved operating fraud policy and procedures for the Unit. The fraud assistant manager is responsible to manage the operations of the fraud monitoring, define standards and practices for fraud control and management to minimize exposure to fraud losses, ensuring that the BAU task is performed accurately. The assistant manager is responsible for developing, implementing and modifying coaching programs to ensure effectiveness of programs delivered to team members while ensuring organization policies and procedures are adhered to.<br>Job Accountabilities:process and procedures. Work with the Fraud Issuing manager to ensure scheme best practices and regulatory body rules are adhered to, ensuring solving the fraud related issues in compliance with the scheme, client and NI regulations. Support in providing the recommendation for fraud rules optimization and fine-tuning in response to fraud trend with aim to maintain the False Positive and point of fraud detection up to the market standards. Ensure that the fraud policy is conducted while running the BAU task and support the fraud manager identifying key areas of improvement, realize fraudulent occurrence in the business, and Shape strong internal control. Take the required and corresponding action on all suspicious and fraudulent cases detected via the Fraud analyser and online fraud prevention tool. Ensure that clients related requests and queries are responded on time and within the agreed TAT. Support the unit fraud manager to arrange the 24/7 schedule and coordinate among the staff working in different shifts. Send the fraud alerts reports to the concerned banks and provide the required response via email/Jira on timely manners. Timely reporting and escalation of all issues/ concerned and fraud cases to the management. Ensure that the schemes related fraud alerts are timely actioned and reported to the concerned client bank. Respond to the transaction verification queries received from acquirer banks in order to confirm transactions performed by cardholders. Deliver all the required support /task assigned on ADHOC requirement from the management. Provide the reporting that is required and case closure within the agreed time. This is in line with the unit goal to form a successful backup program with multi skills players. Provide and maintain RCSA relevant controls testing evidences for future audit purposes and ensure no pending audit points. Job Purpose Support the end-to-end development of real estate projects, from initial feasibility and concept development through design, approvals, construction, launch, and handover. The Assistant Manager coordinates across development, design, commercial, finance, construction, sales, and external consultants to ensure projects are delivered in line with the approved business plan, quality standards, budget, and schedule. Key Responsibilities1. Development & Project Planning Support the Development Manager in managing real estate projects throughout the development lifecycle. Assist in defining project objectives, development strategies, product mix, positioning, and key project parameters. Coordinate the preparation and updating of project development plans, schedules, budgets, and key milestones. Monitor project progress and highlight critical issues, risks, and required actions. Support the preparation of project briefs, development programs, and approval documents.2. Feasibility & Financial Analysis Assist in preparing and updating project feasibility studies and financial models. <h4>Overview of the role</h4>
<p>The Assistant Manager – Service Charge & Cost Allocation is the end-to-end owner of service charge governance, cost allocation integrity, and recoverability across Cairo Festival City’s residential, commercial, and retail (mall) assets.</p>
<p>The role has full accountability for designing and implementing the service charge framework from scratch, ensuring best-in-class practice in Egypt, compliance with local regulations, contractual requirements, and Al-Futtaim governance standards.</p>
<p>As the subject-matter expert on service charge economics, the role ensures that operating costs, shared services, intercompany allocations, and qualifying Capex are accurately classified, transparently allocated, fully substantiated, and appropriately funded through service charge collections and reserves.</p>
<p>The position partners closely with Asset Management, Property Management, Credit Control, Legal, Development, Shared Services Finance, Regional Finance, Internal Audit, and External Audit, acting as the single point of accountability for service charge accuracy, auditability, and dispute resolution.</p>

<strong>Service charge framework & governance</strong><br>
<li>Design, implement, and govern the end-to-end service charge framework across residential, commercial, and retail assets.</li>
<li>Establish service charge policies, methodologies, and allocation principles in line with regulations, contractual terms, and market best practices.</li>
<li>Define and enforce cost classification (service charge vs. company expense vs. Capex).</li>
<li>Act as the key point of contact for all service charge governance matters.</li>
<strong>Cost allocation & recoverability</strong><br>
<li>Ensure accurate and transparent allocation of service charge expenses across assets, buildings, and units.</li>
<li>Review and validate shared services, regional, and intercompany cost allocations.</li>
<li>Ensure all allocated costs are appropriate, recoverable, and contractually compliant.</li>
<strong>Capex, reserves & maintenance deposits</strong><br>
<li>Oversee Capex-related allocations within the service charge framework.</li>
<li>Ensure proper reserve planning and management of maintenance deposits.</li>
<strong>Collections & dispute resolution</strong><br>
<li>Collaborate with Credit Control to support collections and improve recovery rates.</li>
<li>Support the resolution of tenant and customer disputes through clear and well-supported reconciliations.</li>
<strong>Business partnering & advisory</strong><br>
<li>Review and classify business costs appropriately (service charge, company expense, or Capex).</li>
<li>Act as a finance partner to Asset Management, Property Management, and Finance teams, providing guidance on service charge strategy and risks.</li>
<strong>Intercompany reconciliations & governance</strong><br>
<li>Manage and oversee intercompany reconciliations across local and international entities.</li>
<li>Ensure timely settlement of intercompany balances in line with agreed terms.</li>
<li>Implement and maintain controls to ensure accuracy, completeness, and compliance with group policies.</li>
<li>Liaise with relevant stakeholders to resolve discrepancies and ensure proper documentation and approvals.</li>
<h4>Required skills to be successful</h4>
<li>Minimum 5-7+ years of finance experience, with significant exposure to real estate service charges, property management, or facilities management.</li>
<li>Proven experience setting up service charge processes from scratch in a complex, multi-asset environment.</li>
