Purpose of Job:The Facilities and Engineering Supervisor supports the Engineering and Facilities department by supervising day-to-day engineering and facilities operations, on-site technicians, and service delivery at the assigned location(s), ensuring safe, compliant, and efficient running of hard and soft services in line with SLA, budget, and quality standards. This role bridges site-level execution and technical supervision — overseeing daily preventive/corrective maintenance, electromechanical, HVAC/MEP, and biomedical-adjacent equipment upkeep, coordinating on-site vendors and contractors, and acting as the first point of escalation for maintenance and facility issues, reporting directly to the Facilities and Biomedical Assistant Manager. Facilities and Engineering Management Services encompass hard services (medical and non-medical engineering systems) and soft services (Housekeeping, Pest control), including projects of varying scale and scope, all delivered in line with SLA, budget, and compliance requirements.<br>Duties and Responsibilities:Supervise the day-to-day facilities and engineering operations at the assigned site(s), ensuring service delivery aligns with SLA and quality standards. Directly supervise, guide, and coach technicians and service staff, assigning daily tasks and monitoring performance. Execute and monitor preventive, corrective, and shutdown maintenance schedules, ensuring timely completion and minimal downtime. Log, track, and close work orders on Emails or the CMMS, ensuring accurate and timely documentation of all maintenance activities. Conduct routine inspections of electromechanical, HVAC/MEP, Elevators, and Building systems, plumbing, and biomedical-adjacent systems to identify and address issues proactively. Coordinate with vendors, contractors, and service providers on-site for scheduled visits, repairs, and spare-part replacements. Manage new location/project setup on-site, coordinating fit-out, MEP and Architecture readiness, and handover activities from initiation through operational readiness. Support upgrade, renovation, and improvement projects at the site level, from scope input through execution and handover, coordinating with contractors and internal teams. Perform routine infrastructure maintenance across assigned locations, including buildings, utilities, and site systems, to ensure continued safe and reliable operation. Support Opex tracking at the site level, including monitoring consumables, spare parts, and minor procurement needs. Assist in implementing health & safety policies, fire drills, and emergency-response protocols, responding promptly to incidents such as fire alarm activations, leaks, or equipment failures. Escalate complex or unresolved technical issues to the Facilities and Biomedical Assistant Manager, providing clear documentation and recommendations. Maintain facility readiness for JCI and other regulatory/accreditation audits, ensuring checklists and compliance records are kept up to date. Prepare and submit regular status, maintenance, and incident reports to the Facilities and Engineering Assistant Manager. Support soft-services oversight (Housekeeping, Pest control) to ensure standards are consistently met. Ensure proper use, storage, and handling of tools, spare parts, and equipment on-site. Follow and enforce standardized operating procedures, checklists, and safety protocols across daily tasks.<br><br>Job Requirements Education:Bachelor’s degree in Engineering (Mechanical or Electrical Engineering preferred) or a related technical field. Experience:5–7+ years of experience in facilities/engineering maintenance operations, including some experience directly supervising technicians or a maintenance team. Hands-on experience with preventive/corrective maintenance programs and troubleshooting of HVAC/MEP and electromechanical systems. Healthcare facility or biomedical-adjacent equipment exposure is a plus. Familiarity with Auto CAD, CMMS platforms, and MS Office (Excel, Word, Outlook) is required.<br>Skills:Good command of English, written and spoken. Solid supervisory and team-coordination skills, with the ability to guide and motivate technicians. Strong troubleshooting and hands-on problem-solving abilities. Ability to prioritize daily tasks and respond effectively under pressure, including during emergencies. Good communication skills for coordinating with vendors, contractors, and internal teams. Willingness to work flexible/after-hours shifts as required, including night shifts and holidays. <h4>Overview of the role</h4>
<p>The Assistant Manager – Service Charge & Cost Allocation is the end-to-end owner of service charge governance, cost allocation integrity, and recoverability across Cairo Festival City’s residential, commercial, and retail (mall) assets.</p>
<p>The role has full accountability for designing and implementing the service charge framework from scratch, ensuring best-in-class practice in Egypt, compliance with local regulations, contractual requirements, and Al-Futtaim governance standards.</p>
<p>As the subject-matter expert on service charge economics, the role ensures that operating costs, shared services, intercompany allocations, and qualifying Capex are accurately classified, transparently allocated, fully substantiated, and appropriately funded through service charge collections and reserves.</p>
<p>The position partners closely with Asset Management, Property Management, Credit Control, Legal, Development, Shared Services Finance, Regional Finance, Internal Audit, and External Audit, acting as the single point of accountability for service charge accuracy, auditability, and dispute resolution.</p>
<h4>What you will do</h4>
<strong>Service charge framework & governance</strong><br>
<li>Design, implement, and govern the end-to-end service charge framework across residential, commercial, and retail assets.</li>
<li>Establish service charge policies, methodologies, and allocation principles in line with regulations, contractual terms, and market best practices.</li>
<li>Define and enforce cost classification (service charge vs. company expense vs. Capex).</li>
<li>Act as the key point of contact for all service charge governance matters.</li>
<strong>Cost allocation & recoverability</strong><br>
<li>Ensure accurate and transparent allocation of service charge expenses across assets, buildings, and units.</li>
<li>Review and validate shared services, regional, and intercompany cost allocations.</li>
<li>Ensure all allocated costs are appropriate, recoverable, and contractually compliant.</li>
<strong>Capex, reserves & maintenance deposits</strong><br>
<li>Oversee Capex-related allocations within the service charge framework.</li>
<li>Ensure proper reserve planning and management of maintenance deposits.</li>
<strong>Collections & dispute resolution</strong><br>
<li>Collaborate with Credit Control to support collections and improve recovery rates.</li>
<li>Support the resolution of tenant and customer disputes through clear and well-supported reconciliations.</li>
<strong>Business partnering & advisory</strong><br>
<li>Review and classify business costs appropriately (service charge, company expense, or Capex).</li>
<li>Act as a finance partner to Asset Management, Property Management, and Finance teams, providing guidance on service charge strategy and risks.</li>
<strong>Intercompany reconciliations & governance</strong><br>
<li>Manage and oversee intercompany reconciliations across local and international entities.</li>
<li>Ensure timely settlement of intercompany balances in line with agreed terms.</li>
<li>Implement and maintain controls to ensure accuracy, completeness, and compliance with group policies.</li>
<li>Liaise with relevant stakeholders to resolve discrepancies and ensure proper documentation and approvals.</li>
<h4>Required skills to be successful</h4>
<li>Minimum 5-7+ years of finance experience, with significant exposure to real estate service charges, property management, or facilities management.</li>
<li>Proven experience setting up service charge processes from scratch in a complex, multi-asset environment.</li>

<p>The primary role of the Finance Solution Advisor is to focus on presenting the value of the SAP Finance and Risk Management portfolio. This Solution Advisor would possess advanced/expert-level knowledge of Finance Operations, Financial Planning & Analytics, Accounting & Financial Close, Treasury & Working Capital Management. This advisor would also be able to understand the deep integration and financial experience. <p>The Solution Advisor interacts with prospective customers through executive meetings, discovery conversations, solution demonstrations, executive presentations, and follow-up discussions. The primary role of the Solution Advisor during an active sales cycle is to gain acceptance from the customer that the SAP solution can solve the customer’s problem and is the right choice over other competitive offerings. During these cycles they may also take on the role of a Solution/Deal Captain. In addition to deal support, a Presales Senior Specialist collaborates with Sales and Industry Value Engineering teams to plan and execute business development strategies using Design Thinking tools and techniques.</p>
