<h4>Overview of the role</h4>
<p>The Assistant Manager – Service Charge & Cost Allocation is the end-to-end owner of service charge governance, cost allocation integrity, and recoverability across Cairo Festival City’s residential, commercial, and retail (mall) assets.</p>
<p>The role has full accountability for designing and implementing the service charge framework from scratch, ensuring best-in-class practice in Egypt, compliance with local regulations, contractual requirements, and Al-Futtaim governance standards.</p>
<p>As the subject-matter expert on service charge economics, the role ensures that operating costs, shared services, intercompany allocations, and qualifying Capex are accurately classified, transparently allocated, fully substantiated, and appropriately funded through service charge collections and reserves.</p>
<p>The position partners closely with Asset Management, Property Management, Credit Control, Legal, Development, Shared Services Finance, Regional Finance, Internal Audit, and External Audit, acting as the single point of accountability for service charge accuracy, auditability, and dispute resolution.</p>
<h4>What you will do</h4>
<strong>Service charge framework & governance</strong><br>
<li>Design, implement, and govern the end-to-end service charge framework across residential, commercial, and retail assets.</li>
<li>Establish service charge policies, methodologies, and allocation principles in line with regulations, contractual terms, and market best practices.</li>
<li>Define and enforce cost classification (service charge vs. company expense vs. Capex).</li>
<li>Act as the key point of contact for all service charge governance matters.</li>
<strong>Cost allocation & recoverability</strong><br>
<li>Ensure accurate and transparent allocation of service charge expenses across assets, buildings, and units.</li>
<li>Review and validate shared services, regional, and intercompany cost allocations.</li>
<li>Ensure all allocated costs are appropriate, recoverable, and contractually compliant.</li>
<strong>Capex, reserves & maintenance deposits</strong><br>
<li>Oversee Capex-related allocations within the service charge framework.</li>
<li>Ensure proper reserve planning and management of maintenance deposits.</li>
<strong>Collections & dispute resolution</strong><br>
<li>Collaborate with Credit Control to support collections and improve recovery rates.</li>
<li>Support the resolution of tenant and customer disputes through clear and well-supported reconciliations.</li>
<strong>Business partnering & advisory</strong><br>
<li>Review and classify business costs appropriately (service charge, company expense, or Capex).</li>
<li>Act as a finance partner to Asset Management, Property Management, and Finance teams, providing guidance on service charge strategy and risks.</li>
<strong>Intercompany reconciliations & governance</strong><br>
<li>Manage and oversee intercompany reconciliations across local and international entities.</li>
<li>Ensure timely settlement of intercompany balances in line with agreed terms.</li>
<li>Implement and maintain controls to ensure accuracy, completeness, and compliance with group policies.</li>
<li>Liaise with relevant stakeholders to resolve discrepancies and ensure proper documentation and approvals.</li>
<h4>Required skills to be successful</h4>
<li>Minimum 5-7+ years of finance experience, with significant exposure to real estate service charges, property management, or facilities management.</li>
<li>Proven experience setting up service charge processes from scratch in a complex, multi-asset environment.</li>

<p>The Senior Planning Manager is responsible for directing and managing the planning team to deliver expert planning and scheduling services for a multi-use development. <section><p class="heading jdMain">Job Description</p><p class="heading">Roles & Responsibilities</p><div class="paragraph"><p><b>Job Objective</b> : The Center Manager (CM) acts as the general manager for a GEPD plasma Donation Center (DC), responsible for managing and optimizing the whole operations related to the DC including financial, marketing, administrative, regulatory, quality, personnel, systems, supplies, equipment and other infrastructure_x000C_acility-related controls. CM has the overall accountability for the daily operations, staff-related activities, quality control, compliance with all applicable policies & regulations, optimize operational efficiency and establishes a work environment that foster operational excellence.</p><p>Key responsibility : People Management & Development: Establish a work environment that foster operational excellence. Ensure all employees are properly, timely, and efficiently trained on the relevant technical areas. Provide regular feedback and coaching for centers employees. Develop & retain talents, through regular meetings, goal check-ins, development plans, etc. Administer regular check-ins and year-end performance review & development plans, etc. Assist in management of the recruiting process. Support and conduct teams trainings. Leading the periodic medicaloperational meetings. Serve as subject matter expert for operational-related policies and procedures, Plasma Donation System and Plasma Payment System.</p><p>Operations management: Supervise the operations within the center. Monitor donor recruitment and retention, ensure efficient donor flow, and implement donor retention improvement and corrective action plans. Attaining donation goals with the highest level of quality and compliance. Monitor net yields and implement improvement plans. Perform analysis of related data to promote efficient operations. Proactive operational processes enhancement and risk management. Oversees product and biohazard waste shipments: Ensures shipments meet regulatory specifications and product release requirements from the donor center; ensures accurate labeling and documentation; and authorizes final shipment. Resolve related facility issues and manage inquiries for facility information. Manage all aspects of financial oversight; setting annual budget and ensure center meets monthly financial targets. Provide leadership to ensure donor retention with high customer service levels. Create organizational culture and value systems which stimulate the morale and productivity Operate the center and manage employees to the highest standards of ethics and integrity. Provide strategic planning for donor center growth. With the marketing team, provide strategic inputs for marketing plans, follow up on execution, provide analytics and insights for optimization. Provide publicinstitutional presentations for awareness and donor recruitment activities Establish partnership with relevant governmental and private entities for brand equity and donors recruitment.</p><p>Quality & Compliance: Ensure that the center is operating with high compliance level to companys policies, procedures and regulations. Deviation management and CAPA development with timely implementation. Manage centers audit processes and help to resolve any related issues. Ensure timely response and closure to audit observations. Fulfills all responsibilities as defined by Egyptian Drug Authority (EDA) for Responsible Person of a plasma collection center. Recommend changes and improvements to SOPs. Work closely with the center quality team to enhance the operational compliance and ensure that the proper risk mitigation plans are in place.</p><p>Back up for Center Physician: Part of the qualification for being a certified CM, is the onboarding and certification on center physician role, serving as backup at any time to fulfilling the business needs Donor acceptance and deferral according to the relevant policies and procedures. Observe and coach the donor center technicians and phlebotomists. Donor counseling to individuals with unacceptable results, Management of Donor Adverse Event Reactions and the appropriate level of care. Timely review of accumulated data to confirm established donor suitability, donor safety, and process enhancement plans . Recommend changes and updates to the center procedures. Provide education sessions to the center medical staff as needed. Learn, understand and be independent working with the PDS (Plasma Donor system) as it relates to the duties and responsibilities of this position. Provide aggregated medical data and insights to the medical director that in turns help in improving the center performance.</p></div></section><section><p class="heading">Desired Candidate Profile</p><p class="paragraph"><b>Academic experience required :</b> Essential: Bachelors Degree in medicine. Formal Qualification in the medical field. Diploma/masters degree in a core branch of Medicine, Egyptian Fellowship, or MBA in a Medical Related field.<br><b>Professional Experience Required :</b> Essential: Minimum 8 years of relevant experience Supervisory and people management experience for at least 3 years. Blood bank related experience. Experience in a GxP regulated environment and Quality standards. Desired: Experience in cGMP.<br><b>Computing Skills :</b> Proficiency in all Microsoft Office applications.<br><b>Personal Skills :</b> Leadership. Emotional intelligence.
