<p><strong>Main job duties and responsibilities:</strong></p><ul><li>Revisit the tenant mix for all retail shops and kiosks across all clubs to better fulfill members’ needs, including health and beauty, F&B, services, and commodities.</li><li>Review tenant profiles for all shops inside clubs to enhance standardization and overall brand image.</li><li>Reassess pricing strategy per square meter across all clubs, creating a standardized price list based on location, brand category, and tenant expansion plans, with the goal of increasing annual revenue and building long-term partnerships.</li><li>Achieve leasing occupancy targets across all clubs.</li><li>Review contract terms and conditions with the Legal department for new tenants and termination requests.</li><li>Coordinate with the Finance department to ensure proper settlement of tenants’ financial dues during contract periods.</li><li>Approach new tenants and finalize strong deals that enhance brand identity and improve members’ experience.</li><li>Review and improve the leasing cycle process in coordination with internal departments, including site handover, to ensure smooth operations and tenant satisfaction.</li><li>Conduct regular meetings with tenants in coordination with Club Managers to address issues and requirements.</li><li>Propose marketing plans for existing tenants to increase traffic through social media, SMS campaigns, and other initiatives that drive revenue and support tenant sales.</li><li>Develop leasing plans for new clubs opening during the year.</li><li>Review complaints received through customer service and club managers to assess brand continuity during renewal processes.</li><li>Direct revenue-generating opportunities such as open days or in-club advertising to the relevant entities to maximize partner and business revenue.</li><li>Prepare necessary reports to support planning and future decision-making.</li></ul>
