<p><h4>Position summary</h4>
<p>Check figures, postings, and documents for accuracy. Organize, secure, and maintain all files, records, cash, and cash equivalents in accordance with policies and procedures. Record, store, access, and/or analyze computerized financial information. Classify, code, and summarize numerical and financial data to compile and keep financial records, using journals, ledgers, and/or computers. Prepare, maintain, audit, and distribute statistical, financial, accounting, auditing, or payroll reports and tables. Complete period-end closing procedures and reports as specified. Prepare, review, reconcile, and issue bills, invoices, and account statements according to company procedures. Follow up and resolve past due accounts and vendor invoices until payment in full is received or resolved.</p>

<p><strong>Role Purpose</strong></p><p>Own the full accounting cycle of a real estate developer selling on multi-year installment plans: project cost accounting, revenue recognition, receivables and collections control, tax compliance, and monthly reporting to management. This role is accountable for protecting cash, not only for closing books.</p><p><strong>Key Responsibilities</strong></p><p><em>Financial Reporting & Close</em></p><ul><li><p>Own the monthly, quarterly, and annual close and deliver management reporting packs within agreed deadlines.</p></li><li><p>Prepare financial statements in line with Egyptian Accounting Standards / IFRS and manage the external audit process end to end.</p></li></ul><p><em>Project & Cost Accounting</em></p><ul><li><p>Maintain project work-in-progress accounts, capitalize development costs correctly, and track actual vs. budgeted cost per unit and per phase.</p></li><li><p>Prepare cost-to-complete analyses and flag budget overruns to management with root causes.</p></li><li><p>Review contractor invoices, retentions, advance payment recovery, and subcontractor settlements.</p></li></ul><p><em>Revenue & Receivables</em></p><ul><li><p>Apply the correct revenue recognition treatment for units sold off-plan on installment terms, including deferred revenue and the financing component of long-term receivables.</p></li><li><p>Maintain a complete customer contract ledger: contract value, down payment, installment schedule, amounts due, amounts collected, and arrears aging.</p></li><li><p>Produce a monthly collections and arrears report with exposure by unit and by customer.</p></li></ul><p><em>Collections Control & Governance</em></p><ul><li><p>Act as the independent control point over collections. Collections activity is verified and reported by Finance, not by Sales.</p></li><li><p>Enforce receipt, deposit, and reconciliation procedures for all customer payments and post-dated instruments; ensure no payment instrument is held outside the documented custody process.</p></li><li><p>Escalate defaulting contracts to management with the contractual position clearly stated.</p></li></ul><p><em>Treasury & Cash Flow</em></p><ul><li><p>Prepare rolling cash flow forecasts (weekly and monthly) covering construction payments, collections, tax obligations, and financing.</p></li><li><p>Manage bank relationships, facility drawdowns, and reconciliations.</p></li></ul><p><em>Tax & Statutory Compliance</em></p><ul><li><p>Manage all filings and deadlines: corporate income tax, VAT/schedule tax where applicable, withholding tax, stamp tax, payroll tax, and social insurance.</p></li><li><p>Ensure full compliance with the Egyptian Tax Authority e-invoicing and e-receipt systems.</p></li><li><p>Handle tax inspections and maintain the supporting documentation file.</p></li></ul><p><em>Controls & Team</em></p><ul><li><p>Design and enforce approval matrices, segregation of duties, and documented finance procedures.</p></li><li><p>Lead and develop the accounting team; set performance expectations and review output quality.</p></li></ul><p></p><p><strong>Requirements</strong></p><p><strong>Requirements</strong></p><ul><li><p>Bachelor's degree in Commerce – Accounting.</p></li><li><p>6–10 years of accounting experience, including a minimum of 3 years in real estate development, contracting, or construction. <strong>This is a mandatory requirement.</strong></p></li><li><p>Practical experience with installment sales, customer contract ledgers, and collections/arrears reporting.</p></li><li><p>Solid working knowledge of Egyptian tax law, e-invoicing, and statutory filing requirements.</p></li><li><p>Advanced Excel (financial modeling, large data sets); hands-on ERP experience.</p></li><li><p>Strong command of Arabic; good written and spoken English.</p></li><li><p>Resident in, or willing to commute daily to, 10th of Ramadan City / East Cairo / Sharqia.</p></li></ul><p><strong>Preferred</strong></p><ul><li><p>CMA, IFRS Diploma, or ESAA.</p></li><li><p>Experience building a finance function rather than inheriting one.</p></li><li><p>Familiarity with GAFI and companies-law filing requirements.</p></li></ul><p></p>
