ما يشتمل عليه هذا العمل:
مدير المشروع الصغير للصيانة مسؤول عن الإشراف على تنفيذ مشاريع الصيانة لـ MEP (الميكانيكا والكهرباء والسباكة) والصيانة المدنية الصغيرة عبر محفظة العميل. بالاستفادة من الخبرة الفنية الأساسية في التركيبات MEP أو أعمال البناء، يركز هذا الدور على استبدال الأصول، والتحسينات صغيرة النطاق، وتحسينات الخدمة لضمان تشغيل المباني بكفاءة وتلبية متطلبات العميل. يتطلب المنصب إشرافاً فعالاً على المشروع من البداية حتى الإغلاق، وتعاوناً وثيقاً مع الموردين والمقاولين، واتصالاً نشطاً مع الجهات المعنية لضمان استمرارية الأعمال بسلاسة.
كيف سيبدو يومك العادي:
قيادة التخطيط وتنفيذ مشاريع الصيانة مع تركيز أساسي على التركيبات MEP وأعمال البناء، بما في ذلك استبدال الأصول وترقية الخدمات.
تطوير نطاقات المشاريع بالتنسيق مع احتياجات العميل ونُظم البناء والأهداف التشغيلية.
استيراد عروض الأسعار، ومراجعة العروض الفنية، وتقييم وثائق العطاء للحصول على حلول مثلى والامتثال للمعايير.
الإشراف على جميع مراحل تنفيذ المشروع، والتأكد من الالتزام بالجداول الزمنية والمعايير الجودة وبروتوكولات الصحة والسلامة والتنظيمات المحلية.
إدارة ميزانيات المشروع، ورصد الإنفاق، وتحديد استراتيجيات تقليل التكاليف، ودعم التقارير المالية الدقيقة.
الحفاظ على التواصل الواضح بين العملاء والمستشارين والمقاولين وأصحاب المصلحة الداخليين لتنظيم المشروع بشكل فعال.
تقديم تحديثات منتظمة عن التقدم، والحفاظ على سجلات مشروع دقيقة، وضمان توثيق مستمر طوال دورة حياة المشروع.
تعزيز الاستدامة من خلال ضمان ممارسات عمل كفؤة، ودعم إدارة الطاقة، والمساهمة في المبادرات ذات الصلة عند الحاجة.
ضمان الإغلاق الشامل للمشروع، بما في ذلك التسليم الصحيح للأعمال المكتملة والوثائق والتقارير.
الحفاظ على تعقب 'SP-ECM' والعمل مع الموردين على قوالب حسابات الطاقة.
المؤهلات والمهارات المطلوبة
درجة البكالوريوس في الهندسة الميكانيكية، إدارة البناء، إدارة المشاريع، أو مجال ذي صلة.
حد أدنى 5 سنوات خبرة في إدارة مشاريع MEP لأعمال التركيبات أو البناء، مع خبرة عملية في خدمات وأنظمة المباني.
معرفة تقنية قوية بتخصصات MEP ومبادئ الصيانة والمعايير التنظيمية المحلية.
قدرة مثبتة على إدارة المقاولين وتقييم العطاءات ومراقبة الأعمال من البداية حتى الإكمال.
قادر على العمل بشكل مستقل، وحل القضايا، وضمان التسليم في الوقت المحدد للمشروع.
الكفاءة في الإنجليزية والعربية مكتوبة ومنطوقة.
الألفة مع أدوات إدارة المشاريع وتطبيقات MS Office.
مهارات اتصال ومشاركة أصحاب المصلحة ممتازة.

What this job involves:
The small maintenance project manager is responsible for overseeing the delivery of MEP (Mechanical, Electrical, and Plumbing) and minor civil maintenance projects across the client’s portfolio. Leveraging core technical expertise in MEP fit-out or construction works, this role focuses on asset replacements, small-scale enhancements, and service improvements to ensure that buildings operate efficiently and meet client requirements. The position requires effective project supervision from initiation to closeout, close collaboration with suppliers and contractors, and proactive stakeholder communication to ensure seamless business continuity.
What your day-to-day will look like:
Lead the planning and execution of maintenance projects with a primary focus on MEP fit-out and construction works, including asset replacement and service upgrades.
Develop project scopes in coordination with client needs, building systems, and operational objectives.
Source quotations, review technical submissions, and evaluate tender documents to secure optimal solutions and maintain compliance with standards.
Supervise all stages of project delivery, ensuring adherence to timelines, quality benchmarks, health and safety protocols, and local regulations.
Manage project budgets, monitor expenditure, identify cost-saving strategies, and support accurate financial reporting.
Maintain clear communication among clients, consultants, contractors, and internal stakeholders for effective project coordination.
Provide frequent progress updates, maintain accurate project records, and ensure consistent documentation throughout project lifecycle.
Promote sustainability by ensuring efficient work practices, supporting energy management, and contributing to related initiatives as required.
Ensure comprehensive project closeout, including the proper handover of completed works, documentation, and reports.
Maintain the 'SP-ECM Tracker' and work with suppliers on energy calculation templates.
Required qualifications and skills
Bachelor’s degree in mechanical engineering, construction management, project management, or a related field.
Minimum 5 years of experience in MEP project management for fit-out or construction work, with hands-on exposure to building services and systems.
Strong technical knowledge of MEP disciplines, maintenance principles, and local regulatory standards.
Proven ability to manage contractors, assess tenders, and supervise works from initiation through completion.
Capable of working independently, resolving issues, and ensuring timely project delivery.
Proficiency in written and spoken English and Arabic.
Familiarity with project management tools and MS Office applications.
Excellent communication and stakeholder engagement skills.
