Job Title: Assets Maintenance & Condition Monitoring Senior Manager.
Reporting Line: Chief Maintenance Officer.
We are looking for you as early as possible as Assets Maintenance & Condition Monitoring Senior Manager for DB-El Sewedy Rail Operation Egypt for the primary location Cairo.

The role:Reporting to the Chief Maintenance Officer, the Assets Maintenance & Condition Monitoring Senior Manager holds overall accountability for the operational delivery of Level 1 (preventive) and Level 2 (corrective) facility maintenance across the high-speed railway project. This role provides operational leadership and technical direction leadership to five specialized discipline teams (HVAC, Elevators & Escalators, Civil, Mechanical, and Electrical) to ensure the safe, compliant, and timely execution of all maintenance plans. By closely monitoring asset performance, driving strict HSE compliance, managing OEM interfaces, and optimizing workforce utilization, this role ensures continuous operational improvement and maximizes asset availability across the network.
Responsibilities: Leading the safe, compliant, and timely operational delivery of all Level 1 (preventive) and Level 2 (corrective) maintenance activities across all maintained assets in accordance with approved maintenance plans and safe systems of work. Managing and directing five discipline Senior Engineers (HVAC, Elevators & Escalators, Civil, Mechanical, Electrical), including chairing daily/weekly operations meetings. Driving continuous improvement actions to address recurring failures, high-priority defects, and Root Cause Analysis (RCA) findings. Interfacing with the Asset Strategy function to feed operational data into FMECA, reliability reviews, and Condition-Based Maintenance (CBM) programmers. Ensuring all maintenance operations strictly comply with DBEE HSE policies, permit-to-work procedures, and statutory inspection requirements including review and approval of method statements and risk assessments for high-risk activities, and leading incident investigations within the maintenance delivery function. . Reviewing and approving method statements and risk assessments for high-risk activities and managing internal incident investigations with findings reported to the CMO Deputy. Managing the operational interface with OEM service providers, coordinating specialist maintenance visits, access schedules, and safety requirements, reviewing and accepting OEM service reports and ensuring findings are captured in the CMMS. Leading the field workforce of technicians, supervisors, and engineers, while managing leave planning and optimizing cross-discipline resource utilization. Identifying workforce training needs and regularly reporting asset performance status to the CMO Deputy and AMC, including CMMS-derived failure trends and downtime analysis.
Qualifications: Bachelor's degree in engineering (Mechanical, Electrical, or Civil) — required; multi-discipline exposure strongly preferred given the five-discipline scope Minimum 15 years of total experience in maintenance management, facilities management, or engineering operations Minimum 6 years managing multi-discipline maintenance teams in a senior leadership capacity Working knowledge of ISO 45001 (Occupational Health and Safety) and its application to maintenance field operations Understanding of ISO 41000 family of standards as applied to facility management within a transport infrastructure context NEBOSH or IOSH Managing Safely — required Demonstrated experience managing maintenance delivery across MEP, HVAC, civil, and vertical transportation (lifts/escalators) — the multi-discipline scope is a defining feature of this role Experience managing and supervising facility maintenance subcontractors, including PTW authority, method statement review, and performance reporting — critical given the Model B delivery scenario Experience interfacing with an asset strategy or reliability engineering function to feed operational data into FMECA and CBM programmers Strong working knowledge of Level 1 and Level 2 maintenance execution across at least three of the five covered disciplines (HVAC, Elevators & Escalators, Civil, Mechanical, Electrical) Familiarity with CMMS work order management, defect reporting workflows, and schedule adherence monitoring
