Role Purpose
The Finance Director is responsible for leading the company’s financial strategy, governance, and performance across development, construction, leasing, and asset management activities. The role ensures financial sustainability, funding optimization, regulatory compliance, and value creation throughout the real estate project lifecycle.
Key Responsibilities
Strategic & Corporate Finance
- Develop and execute the company’s financial strategy aligned with growth plans and portfolio expansion.
- Lead feasibility studies and financial modeling for commercial malls and residential developments.
- Oversee capital structuring, financing, and negotiations with banks, leasing firms and financial institutions.
- Support M&A, land acquisition, and joint venture evaluations.
Project & Development Finance
- Control project budgets, cash flows, and cost-to-complete across construction phases.
- Monitor contractor payments, variation orders, and CAPEX efficiency.
- Ensure accurate IRR, NPV, and sensitivity analysis for each project.
Commercial & Leasing Finance
- Oversee revenue forecasting for retail leasing, service charges, and residential sales.
- Support leasing strategy with rent modeling, tenant mix profitability, and break-even analysis.
- Monitor mall operational P&Ls and optimize NOI.
Financial Reporting & Governance
- Ensure full compliance with IFRS and Egyptian regulatory requirements.
- Lead monthly, quarterly, and annual financial reporting to shareholders.
- Manage external auditors, tax advisors, and regulatory authorities.
- Establish strong internal controls and risk management frameworks.
Treasury & Cash Management
- Optimize cash flow planning across multiple projects and SPVs.
- Manage banking relationships, facilities, guarantees, and covenants.
- Oversee FX exposure, escrow accounts, and collections.
Leadership
- Lead and develop finance, accounting, treasury, and budgeting teams.
- Act as a strategic business partner to the CEO, Board, and project teams.
BSc degree in Finance, Accounting or Economics.15+ years of progressive finance experience, including 7+ yeras in real estate development.Proven exposure to commercial projects (malls, retail centers) and residential developments.Prior experience in reputable audit firms is highly preferred.Strong understanding of:Real estate feasibility and project financeConstruction cost controlLeasing economics and service charge structuresAdvanced MS Excel skills (creating spreadsheets and using financial functions).Very good command of English.Familiarity with accounting software.Professional Certifications (Highly Preferred)IFRS CertificationCMA/CACFA (Levels II–III preferred)FMVA
