Market Research and Opportunity Identification:

  • Conduct in-depth market research to identify new real estate development opportunities, including land acquisitions, redevelopment projects, and commercial real estate ventures.
  • Analyze market trends, demographic data, and zoning regulations to assess the feasibility of potential projects.
  • Identify key areas for business growth and present proposals to senior management.

Project Feasibility and Engineering Analysis:

  • Collaborate with architects, contractors, and engineers to evaluate the technical aspects of potential real estate projects.
  • Perform engineering assessments of land, infrastructure, and environmental factors to determine project viability.
  • Develop feasibility studies, including cost estimations, timelines, and resource requirements for new projects.

Business Development and Client Acquisition:

  • Build and maintain relationships with investors, clients, and stakeholders to secure funding and partnerships for real estate developments.
  • Lead business negotiations for land acquisitions, joint ventures, and partnerships with private and public sector entities.
  • Prepare and deliver presentations, proposals, and financial models to potential clients and investors.

Project Management and Coordination:

  • Oversee the planning and execution of real estate projects, ensuring alignment with business goals and compliance with regulations.
  • Coordinate with construction teams, legal advisors, and government authorities to manage the permitting process and ensure project milestones are met.
  • Monitor project progress, budgets, and timelines, ensuring that deliverables are completed on time and within budget.

Sales and Marketing Support:

  • Collaborate with the marketing and sales teams to develop strategies for promoting new real estate developments.
  • Contribute to the creation of marketing materials and presentations for clients and investors.
  • Assist in developing pricing strategies and sales plans based on market analysis and project goals.

Financial Planning and Risk Management:

  • Develop financial forecasts, budgets, and return on investment (ROI) analyses for potential projects.
  • Identify potential risks in real estate deals, such as regulatory issues or market fluctuations, and develop mitigation strategies.
  • Ensure cost-effective planning and manage financial performance to maximize profitability.

Innovation and Sustainability:

  • Identify and incorporate innovative engineering solutions and sustainable practices into real estate developments.
  • Keep abreast of new trends in smart city technologies, green building certifications, and sustainable construction practices.

Required Skills and Qualifications:

  • Education: Bachelor’s degree in Civil Engineering, Real Estate Engineering, or a related field. MBA or equivalent business development experience preferred.
  • Experience: 3-5+ years of experience in real estate development, project management, or business development. A background in engineering or construction is essential.
  • Technical Skills: Strong knowledge of engineering principles, construction processes, and real estate development cycles. Proficiency in project management tools and real estate software (e.g., AutoCAD, MS Project).
  • Communication Skills: Excellent verbal and written communication skills. Ability to engage with stakeholders, present business proposals, and negotiate contracts.
  • Analytical Skills: Ability to perform market research, financial analysis, and feasibility studies. Strong decision-making skills based on technical and financial data.
  • Negotiation and Sales Skills: Proven ability to negotiate land deals, project contracts, and business agreements.
  • Leadership and Teamwork: Ability to lead cross-functional teams and collaborate with professionals from various disciplines (engineering, finance, legal, sales).
