Position Summary We are seeking a highly organized and detail-oriented Project Controller to support cost control, budgeting, scheduling, and financial reporting across a portfolio of real estate development and construction projects. This role works closely with project managers, accounting, contractors, and executive leadership to ensure projects remain on budget, on schedule, and financially accurate from preconstruction through closeout. The ideal candidate has strong analytical skills, advanced Excel experience, and the ability to manage multiple projects in a fast-paced environment while maintaining exceptional attention to detail. Key Responsibilities Develop, maintain, and monitor project budgets, forecasts, and cost reports. Track project costs, commitments, change orders, invoices, and cash flow throughout the project lifecycle. Review contractor invoices and supporting documentation to verify accuracy and compliance with contracts before processing payments. Monitor project schedules and milestones, identify delays, and provide schedule variance reporting. Prepare weekly and monthly project cost and schedule reports for executive leadership. Perform budget versus actual cost analysis and identify risks or opportunities for cost savings. Coordinate with project managers, contractors, consultants, and accounting to resolve cost or schedule discrepancies. Maintain project financial records, cost codes, contracts, purchase orders, and change order logs. Assist with procurement tracking and contract administration. Support project forecasting, financial planning, and cash flow projections. Ensure project documentation is complete, organized, and audit-ready. Develop and maintain project dashboards and KPI reports using Excel and other reporting tools. Track project contingencies and assist in risk management and mitigation planning. Support month-end and year-end financial close activities related to active projects. Assist in developing and improving project controls processes, procedures, and reporting standards. Coordinate with internal teams to ensure timely project execution and accurate communication of project status. Perform additional project controls and administrative duties as assigned. Qualifications Bachelor's degree in Construction Management, Engineering, Finance, Accounting, Business, or a related field preferred.3+ years of experience in project controls, cost control, construction accounting, or project coordination within real estate development or construction. Strong understanding of project budgeting, forecasting, scheduling, and financial reporting. Advanced proficiency in Microsoft Excel, including pivot tables, lookups, formulas, and financial modeling. Experience with project management, ERP, or accounting software (Procore, Yardi, Sage, Quick Books, Microsoft Project, Primavera P6, or similar) is a plus. Excellent analytical, organizational, and problem-solving skills. Strong attention to detail with the ability to manage multiple priorities simultaneously. Excellent communication and interpersonal skills. Ability to work independently while collaborating effectively with cross-functional teams.
