1. Operations & Maintenance Management:
- Oversee the daily operation and maintenance of all building systems including HVAC, electrical, plumbing, and civil works.
- Develop and implement preventive and corrective maintenance plans to ensure optimal equipment performance and reduce downtime.
- Supervise all maintenance teams, technicians, and subcontractors on-site.
- Ensure rapid response to emergency maintenance issues and service requests.
- Monitor and optimize the performance of utilities systems (power, water, sewage, etc.).
2. Facility Planning & Supervision:
- Plan and manage renovations, modifications, and upgrade projects.
- Conduct regular inspections to ensure compliance with quality and safety standards.
- Manage maintenance schedules, work orders, and performance logs using a CMMS (Computerized Maintenance Management System).
- Ensure all works are executed according to approved standards, safety codes, and company policies.
3. Budget & Resource Management:
- Prepare and manage O&M budgets, track expenses, and control maintenance costs.
- Oversee procurement of materials, spare parts, and maintenance contracts.
- Negotiate and manage vendor and service contracts effectively.
- Ensure the efficient use of resources and energy-saving initiatives.
4. Health, Safety & Compliance:
- Enforce compliance with Saudi building codes, environmental, and safety regulations.
- Implement HSE policies and conduct regular safety audits and training.
- Ensure documentation and permits for all equipment and systems are up to date.
5. Leadership & Team Management:
- Lead and mentor a team of engineers, supervisors, and technicians.
- Provide training and performance feedback to enhance team capability.
- Foster a culture of accountability, safety, and continuous improvement.
6. Reporting & Continuous Improvement:
- Prepare regular reports on maintenance KPIs, energy consumption, and operational efficiency.
- Identify and implement process improvements to enhance service quality and reduce operational costs.
- Collaborate with other departments for effective facility management and customer satisfaction.
Skills
- Bachelor’s degree in Mechanical, Electrical, Civil, or Facilities Engineering.
- Minimum 8–10 years of experience in Facilities Management, Operation & Maintenance
- have previous experience in Saudi Arabia
- Strong knowledge of HVAC, electrical, plumbing, and building management systems (BMS).
- Experience in managing O&M contracts for residential, commercial, or industrial facilities.
- Proficiency in MS Office, AutoCAD, and CMMS software.
- Excellent leadership, organizational, and communication skills.
- Strong understanding of Saudi labor laws, safety codes, and local authority regulations.
