1. Identifies technical staff development and training needs and ensures that training is obtained.
2. Ensures proper technicians’ relations and conditions of employment are maintained.
3. Maintains records, prepares reports, and makes correspondence relative to the work.
4. Recommends, directs, and enforces policies and procedures to ensure good tenant, owner, and employee relations.
5. Review building maintenance contracts, and monitor activities of services providers to ensure compliance with contracts.
6. Plan, direct, and control work activity of the facilities management area as prescribed by professional standards.
7. Conduct inspections for the PM and CM work after finishing to ensure that assigned facilities are well maintained.
8. Coordinates, assigns and maintains work schedules and assignments for technicians to ensure work completion.
9. Supervise, enforce, conduct, and train unit owners and tenants in emergency evacuations and ensure compliance with building and fire regulations.
10. Manages and enforces regulations for the use of general building facilities such as public areas, units, restaurants, and restrooms and the use of office facilities during non-work hours.
