Job Summary:
The Property Manager is responsible for the overall management and upkeep of assigned properties, ensuring that all facilities are operational and tenants' needs are met. This role includes managing day-to-day operations, tenant relations, financial management, and compliance with legal regulations. The Property Manager serves as the main point of contact between property owners and tenants, resolving issues and ensuring a high level of service.
Key Responsibilities:
Tenant Relations:
- Serve as the primary contact for tenant inquiries and complaints.
- Conduct tenant screening, and lease negotiations, and enforce lease terms.
- Handle rent collection and manage delinquency issues.
- Coordinate tenant move-ins and move-outs, including inspections.
Property Maintenance:
- Oversee regular inspections and maintenance to ensure the property is in good condition.
- Coordinate repairs, renovations, and upgrades as needed.
- Manage vendor relationships, including contracts with maintenance and repair providers.
- Ensure compliance with safety regulations, local building codes, and health standards.
Financial Management:
- Prepare and manage the property’s operating budget, including forecasting and financial planning.
- Track expenses, and income, and create financial reports for property owners.
- Manage accounts payable and accounts receivable.
- Optimize the property’s financial performance by reducing costs and increasing revenue streams.
Administrative Duties:
- Maintain accurate records for all tenants, lease agreements, and maintenance activities.
- Create and update marketing materials for vacant units.
- Prepare reports, such as occupancy rates, income/expense reports, and maintenance logs.
- Ensure the property complies with all local, state, and federal regulations.
Legal Compliance:
- Ensure lease agreements and property activities comply with applicable laws and regulations.
- Handle eviction processes following local laws if necessary.
- Keep up to date with changes in real estate laws, landlord-tenant regulations, and property management trends.

- U.S time-based working hours ( 3 pm to 12 am / 4 pm to 1 am )
