Job Details

The Facilities Manager owns day-to-day operational delivery across managed assets, a senior, hands-on leadership role central to the transition from an external vendor to a fully in-house facilities management operation. This is not a single-site supervisory post: it requires a proven track record of managing multiple facilities, and the engineering grounding to review MEP and life-safety work critically. You will sit between the Head of Facilities and the site-level Supervisor/Coordinator layer, with direct influence over the systems, standards, and team that will run the portfolio as it grows beyond a single project.

Reporting Structure:

  • Reports directly to the Head of Facilities.

  • - Directly oversees the Facility Supervisor(s) and Facilities Coordinator, and the Cleaning / Technical / Security chain through them.

  • - Company-wide scope, expected to extend to future assets as the portfolio grows, not a single site.

Key Responsibilities - Portfolio Operations:

  • Own full-cycle facilities management across all current and future assets: PPM programs, life-safety compliance, budget, and vendor performance.

  • - Lead the vendor-to-in-house operational transition, ensuring zero disruption to daily building operations.

  • - Directly manage and develop the on-site Facility Supervisor(s) and Facilities Coordinator, setting KPIs/SLAs and reviewing performance.

Key Responsibilities - Technical Oversight:

  • Own the technical audit of MEP and life-safety systems: fire alarm, sprinkler/firefighting, HVAC/VRV, electrical, plumbing, generators/transformers, reviewing as-built drawings, O&M manuals, and testing & commissioning documentation.

  • - Review and approve technical submittals from contractors and consultants before they reach the Head of Facilities.

  • - Chair recurring technical inspections of plant rooms and critical infrastructure across managed sites.

Key Responsibilities - Tenant & Vendor Management:

  • Manage relationships with corporate and multinational tenants on service delivery, fit-out coordination, and escalations.

  • - Own vendor and contractor performance management: negotiating renewals, tracking SLAs, and handling escalations beyond the Supervisor's authority.

Key Responsibilities - Reporting & Systems:

  • Consolidate and present the Monthly FM Report to senior management, covering all managed facilities.

  • - Build out and continuously refine SOPs, PPM calendars, and KPI/SLA frameworks as the in-house team and portfolio scale.

Requirements

Required:

  • Bachelor's degree in Engineering (Mechanical, Electrical, or Civil) - required.

  • - Minimum 8 years of experience in facilities management, with demonstrated experience managing multiple facilities/sites concurrently or sequentially - not a single-site role.

  • - Solid technical command of MEP and life-safety systems, sufficient to critically review contractor work, T&C documentation, and technical submittals.

  • - Track record managing comparable assets: mixed-use retail/commercial, shopping mall, or large corporate office/campus of comparable scale.

  • - Fluent in both Arabic and English, spoken and written.

  • - Comfortable with a hands-on, on-site working style, including plant rooms and roof-level plant.

  • - Strong stakeholder management skills - experience coordinating directly with corporate/multinational tenants.

Preferred:

  • Experience with a vendor-to-in-house operational transition, new-site mobilization, or comparable FM team stand-up.

  • - Recognized facilities management credential (e.g., IFMA CFM) or Engineers Syndicate registration.

  • - Experience with CMMS/PPM software platforms.

  • - Project Management certification (PMP or similar).

Logistics:

  • Based in, or able to commute reliably to, New Cairo / Mivida Business Park.

  • Full-time, on-site; flexibility for occasional early/late hours and emergency response.
