Job Summary Leading and managing all quantity surveying, cost control, and commercial activities related to architectural works on site. The role ensures strict cost control, accurate measurement, contractual compliance, and effective coordination with site teams, consultants, and subcontractors to deliver projects within approved budgets, timelines, and quality standards.
Key Responsibilities:Lead and prepare detailed quantity take-offs and BOQs for architectural works based on approved drawings and specifications. Develop and monitor project budgets, cost plans, and cash flow forecasts. Track cost performance, analyze variances, and provide regular cost reports to management. Review, certify, and recommend subcontractor interim payments and final accounts. Review architectural drawings, specifications, and scope of work to ensure accuracy and commercial completeness. Verify executed quantities on site for architectural works including finishes, blockwork, plaster, tiling, stone, joinery, and façade works. Coordinate with site engineers, planning, and construction teams to align progress with cost control. Identify and resolve quantity discrepancies, scope gaps, and design changes in coordination with consultants. Administer contracts in accordance with contractual conditions (FIDIC or equivalent, if applicable). Lead the preparation, evaluation, and negotiation of variation orders, claims, and change requests related to architectural works. Maintain accurate records for variations, claims, site instructions, and commercial correspondence. Support dispute avoidance and resolution from a commercial perspective. Lead quantity and cost input for procurement of architectural materials and subcontract packages. Prepare commercial evaluations, comparisons, and recommendations for subcontractor and supplier selection. Participate in subcontract negotiations and contract finalization. Coordinate with procurement and planning teams to ensure timely material delivery aligned with project schedules. Prepare and submit detailed monthly cost reports, progress statements, and financial forecasts. Maintain comprehensive commercial records including measurements, invoices, approvals, and payment certificates. Support preparation of final project accounts and handover documentation. Provide technical and commercial guidance to junior QS and site engineers. Coordinate with consultants, contractors, and internal stakeholders on្មី quantity and cost-related matters. Attend site and commercial meetings, providing professional commercial input. Ensure compliance with company policies, project procedures, and contractual obligations.
Qualifications & Requirements:Bachelor’s Degree in Architecture Engineering. Professional certification (RICS, PMP, or equivalent) is an advantage. Minimum 7–12 years of experience in Quantity Surveying, with strong exposure to architectural site works. Proven experience in senior or lead QS roles on medium to large-scale projects. Advanced knowledge of architectural construction methods and finishing works. Strong expertise in cost planning, value engineering, and commercial management. Solid understanding of construction contracts and claims management. High proficiency in MS Excel and QS software (e.g., Cost X, Plan Swift, or similar). Strong negotiation, leadership, and stakeholder management skills. Ability to manage multiple priorities and work under pressure.
