Real Estate Sales Director / Commercial Director
Location: Egypt — Preferably Cairo / Sheikh Zayed / 6th of October Type: Full-time Seniority: Director Level Industry: Real Estate / Prop Tech / Sales Leadership / Developer Relations
Role Overview We are looking for a highly experienced Real Estate Sales Director who can build the sales engine from the ground up. This is not a traditional brokerage sales role. You will be responsible for building the commercial department, hiring and managing the sales team, qualifying serious buyers, structuring the buyer journey, and leading negotiations with real estate developers and trusted partners. The ideal candidate must have deep real estate market experience, strong developer relationships, sales leadership capability, and the ability to operate in a fast-moving startup environment. Key Responsibilities1. Build the Sales Team You will be responsible for hiring, training, and managing the first sales team, including:Senior buyer advisors Junior sales / CRM agents Sales coordinators Buyer relationship managers Future team leaders You will define the structure, roles, KPIs, reporting rhythm, and day-to-day sales operating system.2. Lead Buyer Acquisition & Qualification You will manage the full buyer-side sales process:Convert incoming leads into qualified buyers Identify serious buyers and ready-to-reserve buyers Build buyer qualification scripts Supervise CRM follow-up discipline Improve lead-to-consultation and consultation-to-reservation conversion Create buyer segmentation based on budget, timeline, project interest, and readiness Aqar Together’s buyer ladder includes registered buyers, interested buyers, basic verified buyers, serious buyers, ready-to-reserve buyers, and premium protected buyers.3. Lead Developer Negotiations You will be responsible for turning verified buyer demand into real commercial leverage. Your work will include:Contacting developers and trusted brokers Presenting aggregated buyer demand Negotiating group offers Negotiating better payment terms Requesting special benefits for buyer groups Managing developer meetings Supporting LOI and partnership discussions Coordinating final offers with internal leadership
4. Own the Commercial CRM Process You will use and improve the CRM process across:Lead assignment Buyer ownership Follow-up tracking Sales pipeline stages Buyer scoring Agent performance Buyer demand by project Ready-to-reserve buyer tracking Developer negotiation reports The product roadmap already includes admin CRM functions such as buyer management, buyer scoring, negotiation tracking, offer management, CRM notes, Whats App follow-up, and commission tracking.5. Build Demand Reports for Developers You will help transform buyer data into professional negotiation material, including:Number of interested buyers Number of serious buyers Number of ready-to-reserve buyers Budget distribution Unit preferences Requested benefits Sharia/legal concerns when relevant Estimated sales value Recommended negotiation ask
Required Experience The ideal candidate should have:8–12+ years of real estate sales experience Proven experience managing sales teams Strong knowledge of the Egyptian real estate market Existing relationships with developers, brokers, or sales directors Experience selling compounds, under-construction projects, or primary market units Strong negotiation skills with developers and commercial partners Ability to build systems, not only close deals Strong CRM discipline and reporting mindset Ability to hire, train, and lead salespeople Excellent communication and presentation skills Startup mentality: practical, fast, accountable, and hands-on Must-Have Qualities We are looking for someone who is:Strategic, not just operational Strong in negotiation Strong in team leadership Data-driven Organized with CRM and follow-up Capable of building a sales department from zero Comfortable working directly with the founder Buyer-focused, not pushy or broker-like Able to represent a premium, trusted brand Capable of dealing with developers professionally This Role Is Not For You IfThis role is not suitable for someone who:Only wants to close individual units Cannot build or manage a team Does not use CRM seriously Has no developer negotiation experience Depends only on personal contacts without building process Prefers a traditional brokerage environment Cannot work in a startup environment Is uncomfortable with reporting, structure, and accountability Success Metrics You will be measured by:Sales team hiring and onboarding quality Lead response time Lead-to-qualified-buyer conversion Qualified-to-serious-buyer conversion Number of ready-to-reserve buyers Number of active buyer groups with real demand Developer meetings secured Developer LOIs or commercial agreements Negotiated offers secured Reservations started Contracts signed Commission pipeline created CRM discipline across the sales team Why Join Aqar Together?
