MAJOR ACCOUNTABILITIES:
Overseeing the design processes
- Communicating, Collaborating & Manage design and engineering consultant offices
- Communicating company’s energy standards and the level of green certifications required.
- Contributing to innovative and aesthetic architectural concepts.
- Ensuring building plans, prototypes, and structures are operating safely, efficiently, and reliably.
- Ensuring building systems are functional, reliable, and safe.
- Ensuring compliance with local safety regulations, building codes and standards.
- Monitoring and reporting on the consultant performance.
- Monitoring and reporting on the progress and quality of design to management.
- Approving consultant fees/invoices.
Reviewing and approving drawings, specifications, materials, tender packages and contracts
- Ensuring the design meets the requirements, budget, and timeline of the project.
- Ensuring the compliance with architectural standards, regulations, local building codes and laws
- Ensuring the consolidation of different engineering designs necessary for the completion of the project.
- Ensuring the integration of sustainable and energy efficiency solutions into the architectural designs
Leading the tendering and awarding process
- Participating in the contractor/bidder evaluation and selection for the tender.
- Answering technical questions/queries of the contractors.
- Arranging for and managing Pre-Tender/Site Meetings.
- Evaluating contractor offers (Technically and Financially).
- Ensuring a realistic and achievable time/execution plan.
- Negotiating the offer specifications, financials and T&C with bidders.
- Issuing the award letter to selected contractor.
- Drafting/preparing the contracts to be reviewed by legal then signed by both parties.
- Providing the required documentations to the authorities to apply for and obtain the construction permits.
- Reporting on the progress to management.
Working with the consultant and contractor during construction phase to ensure delivery as contracted.
- Visiting and monitoring the construction site.
- Conducting periodic inspections to check that the work is on track to meet project specifications and time line/plan.
- Ensuring the quality of construction works and that building’s systems are installed correctly, operating according to their design specifications and meeting the requirements in terms of performance and efficiency.
- Helping in resolving any issues that might arise.
- Managing issues correction, if any.
- Ensuring compliance with the construction permit.
- Managing any change requests with the concerned persons in business, consultant and contractor.
- Informing the head of the “Projects” department about any anticipated time or budget deviations.
- Review and approve contractor’s interim invoices.
- Monitoring and reporting on contractor performance.
- Monitoring and reporting on the progress and quality of the work to management.
Managing the commissioning and closure phases
- Participating in the testing, inspections, documentation and delivery phases (partially and in full
- Confirming the quality of construction works and that building’s systems are installed correctly, operating according to their design specifications and meeting the requirements in terms of performance and efficiency.
- Managing issues correction, if any.
- Preparing a list for all commissioning documents to be received.
- Ensuring receiving all project final documentation are available and collected (e.g. as built plans, equipment warranty, operation and maintenance manuals, product data, etc.)
- Approve acceptance of the work.
- Reporting on the progress to management.
- Approve the final invoice.
Minimum Qualifications:
- Bachelor’s degree in architecture or Civil
- 12- 15 years of experience (5 years as project manager)
- Preferred to have experience in both consultant offices & contractors companies
- automotive/ Industrial projects is preferred.
