Job Purpose
The Development Senior Manager will be responsible for supporting the day-to-day real estate development activities of the company and pursuit of new development opportunities Key Responsibilities
A. Roll-Out
•
Help to develop the annual Rollout plan for the projects in coordination with the relevant departments.
B. Project Initiation and Product Development
•
Analyse potential land opportunities for optimal positioning in the market relative to competition and assess market potential based upon demographic variables and relative market share.
•
Assist in all aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments, and surveys.
•
Develop the project's design brief covering the project’s vision, usages, targeted areas, product, mix and architectural look and feel.
•
Coordinate the development of the financial models providing all relevant assumptions.
•
Create and maintain a high-level project development schedule for the duration of the project and report project status to the Head of Development at requested intervals.
•
Handle the bidding process with the design team and approved general consultants and contractors.
•
Manage and coordinate the concept and schematic design process to ensure compliance with the design brief, regulatory developments conditions, budgets, schedules, financial studies, and design standards.
•
Manage a network of engineers, architects, and other consultants in guiding each project through its governmental approvals process to obtain all permits/approvals required for a project.
C. Launch Preparation
•
Coordinate with the design and technical departments to ensure all relevant governmental approvals are obtained.
•
Coordinate with the design and marketing departments to ensure all the relevant marketing material is ready including but limited to the masterplan, floor plans, cut sheets, prototypes renders and lifestyle renders.
•
Prepare the priced inventory sheet in coordination with the sales department.
•
Reviews the clients’ sales contracts in coordination with the legal department.
•
Provide the sales operations department with the full launch pack including but not limited to the priced inventory, product specs, and designs.
•
Conduct the sales training presentation for the sales team to brief them about the project and its relevant products.
•
Prepare and conduct presentations for the existing and potential projects.

D. Project Progression/ Delivery
•
Monitor the sales absorption rates and analyze it to form the basis for future developments or enhance the current ones if needed.
•
Manage clients’ requests received through the sales team.
E. Market Review
•
Gather data about consumers, competitors, and market conditions.
•
Devise and evaluate methods for collecting data, such as surveys, questionnaires, and opinion polls.
•
Monitor and forecast marketing and sales trends, identify trends and insights, generate actionable outcomes based on insights, and present findings to the Top Management.
•
Measure the effectiveness of marketing programs and strategies Knowledge, Skills, and Experience
•
Bachelor’s degree in engineering.
•
From 10-15 years of experience in development, ideally with an emphasis on residential real estate.
•
Proficient in Microsoft Office, and Excel.
•
Experience in Pricing, Real Estate development, product design, and development is mandatory.
