Real Estate Manager

KEY ACCOUNTABILITIES:

  • Taking responsibility for the company’s market growth development in Egypt
  • Identify sites then negotiate deals, ensuring financial viability, assessing planning probabilities then managing the planning and legal process for acquisitions.
  • Preparation of feasibility studies and site approval packages for IC meetings approval for any of the brand’s openings.
  • Maintain up to date Trade Zone Files and the pipe-line reports for Company development from relevant Trade Zones.
  • Maintaining awareness of new strategic developments within each Trade Zone and liaising with Market Planning
  • Identification of ‘significant Development, gas stations companies/malls and Investment Funds where an enhanced relationship is influential in driving development.
  • Maintain relationship with significant landlords including Developments, malls and gas stations.
  • Monitor all market rentals and their other charges (incl. Rent, Rates, Service Charge, Insurance, dilapidations claim); instruct specialist consultants to negotiate optimum settlements
  • Build a strong and reliable profile for each store including but not limited to (Land deed, owner ID, Electricity Bill, Water Bill, Official layout, etc.)
  • Rent reduction target to be reached within all the rented stores Renewals; Negotiate rent reviews, lease renewals and rating appeals against internal budgets & external benchmarks.
  • Agree strategy & encourage best practice for effective negotiation
  • Asset optimization to any of the current operating stores by deducting an area from store’s dine-in area for other brands.


QUALIFCATION:

  • BSc/BA in Real Estate Management Business Administration or any other relevant field.


EXPERIENCE:

  • 8 - 10 years’ experience as a Manager in Real Estate or related industry
  • Knowledge of legal terms & language of the lease
